FYI: Common Level Ratio & Assessed Value

Due to recent changes we wanted to highlight how to calculate assessed value for property taxes.

In Allegheny County the last full assessment of property value for taxes was completed in 2012. In order to create the taxable value of a property, known as assessed value, the County multiplies market value times a figure known as the common level ratio.

Assessed Value is then multiplied individually against school, municipal, and county property tax millage rates to generate taxes due.

Additionally, Beaver County has recently completed a full countywide reassessment. Please make sure when calculating property taxes in Beaver County you apply the new millage rates that will now be in effect going forward.
